Benton City is a small city on the Yakima River, roughly 13 miles from Richland, and its real estate character comes almost entirely from its geography. The Red Mountain AVA occupies the south-facing slopes between Benton City and West Richland. It is one of the smallest American Viticultural Areas in Washington at about 4,040 acres, with roughly 700 acres planted to wine grapes and around 37 wineries.
On acreage here, water rights and irrigation membership are live questions, not formalities.
Plantings there run primarily to Cabernet Sauvignon, Merlot, Cabernet Franc, Syrah, and Sangiovese. Soon after wrapping around Red Mountain, the Yakima River merges into the Columbia at Richland.
For buyers, Benton City and its surroundings are where acreage, vineyard, and development-potential parcels show up most consistently in the local market. Those transactions carry their own diligence: water rights, irrigation district membership, zoning and current use classification, and well and septic condition are all live questions rather than formalities.
