Horn Rapids is distinctive in the Tri-Cities for how directly it mixes residential development with the industrial zone anchoring Richland's manufacturing base. Two separate dates matter here, and conflating them is the usual mistake. The lots were created early: city records show Horn Rapids Div 1, Prestwick at Horn Rapids and Gleneagle at Horn Rapids all recorded in 1993 and 1994, together 217 lots. The houses came much later. Benton County assessor records put the average year built across roughly 900 Horn Rapids parcels at about 2014, spanning 1994 to 2026.
The industrial zone next door is the reason this area grew so fast, and a fair question to ask before choosing a lot.
So this is a 1990s subdivision filled in largely over the last fifteen years, which is a genuinely different thing from either a 1990s neighborhood or a brand-new one. Newer building nearby is recorded under separate subdivision names rather than as Horn Rapids phases, Quail Ridge being the clearest example at 230 lots across five plats between 2020 and 2025.
The adjacency to industrial and employment land is worth naming plainly rather than glossing: it is the reason the area developed as quickly as it did, and it is a genuine consideration for a buyer depending on which direction a particular lot faces and what is zoned nearby. Checking current zoning on surrounding parcels is a reasonable step here.
Horn Rapids County Park provides greenspace and river access on this side of the city.
