Historic Downtown & Columbia Drive
Kennewick's original downtown and the former industrial waterfront along Columbia Drive, being rebuilt parcel by parcel through a Port, City and County partnership.
- 15.8
- Acre revitalization area
- 3
- Waterfront project sites
This is the oldest part of Kennewick and currently one of its most actively changing. A partnership of the Port of Kennewick, the City of Kennewick, Benton County and state and federal agencies is redeveloping the Historic Waterfront District, improving Clover Island and taking a phased approach to three sites along Columbia Drive: Columbia Gardens Artisan Village, The Willows and Cable Greens.
A former industrial waterfront being rebuilt deliberately, one parcel at a time.
The Willows sits within the 15.8-acre Columbia Drive Urban Revitalization Area in east Kennewick, where a formerly industrial stretch is being converted toward waterfront use. Columbia Gardens, at the east end of Columbia Drive, is intended to link the riverfront to the historic downtown, with tasting rooms, food businesses and public space.
For a buyer, the housing story here is older stock and proximity rather than new subdivisions. The relevant diligence is the age of the building and the pace of public investment around it. A revitalization area can change substantially within a single ownership period, and it is fair to say that can run in either direction.
Housing Stock
- Older housing stock, generally the oldest in the city
- Mixed residential and commercial fabric rather than separated subdivisions
- Former industrial parcels transitioning toward waterfront and mixed use
- Age-appropriate inspection questions matter: wiring, plumbing, foundations

I’d rather tell you what a place is actually like to buy in than talk you into it. Ask me anything: what’s coming, what to inspect, what it tends to cost.
