Vista Field was Kennewick's municipal airport until it closed on December 31, 2013. The Port of Kennewick is redeveloping the 103-acre site into a mixed-use district of housing, retail, parks and plazas. The Port describes it as one of Washington's most extensive new-urbanism master plans, and the most ambitious undertaking in its century-plus history.

The runway closed on the last day of 2013. What replaces it is expected to take more than twenty years to finish.

The work is real rather than hypothetical. A groundbreaking in April 2019 began phase one infrastructure: roads, utilities, streetscape, a commercial plaza, a linear park and water features. That work opened roughly 20 acres for sale to private developers, and the first businesses have since opened. Projections for full buildout run to 3,380 jobs and $460 million in private investment.

The honest caveat is time. The plan runs to eight phases and is expected to take more than twenty years to complete. Buying here early means buying into a plan and living beside its construction, with the specific mix of what gets built next door still to be determined. Which phase a parcel sits in is the question that matters most.
